New Tuscan and Spanish Colonial-Style Homes Coming to PGA WEST

Model homes for Residences 1, 2 and 3 at Monterra will be opening in February and the community is being built in six phases. Residence 1B features a floor plan with an integrated kitchen, great room, dining room area. There are three bedrooms, plus an office/media room, and 4.5 bathrooms spread over 3,180 square feet, along with 629 square feet of covered outdoor living space. The home is priced from $792,000.
GA WEST in La Quinta is comprised of more than 5,000 homes. But that doesnt mean there isnt still room for some stylish new neighbors.
The Woodbridge Pacific Group (WPG), a privately-held real estate developer based in Mission Viejo, recently introduced Monterra, a private enclave of just 39 homes. The houses are being built in six phases with completion estimated for 2018.
WPG was co-founded in 2011 by Todd Cunningham and Carl Neuss when Cunningham was president of Woodbridge Homes and Neuss headed Pacific Cascade Group, a land development company.
For Monterra, they are building Tuscan and Spanish Colonial-style homes. Both styles hold classic appeal and have a prominent place in the regions built fabric, says Cunningham. They complement one another and their natural surroundings, and offer simplicity with sophistication.
Residence 2B has a master suite that features an oversized walk-in wardrobe and a bathroom with dual vanities, a freestanding tub, and separate shower. On the opposite end of the floor plan theres a self-contained casita. Overall, the home has 3,220 square feet, plus 397 square feet of covered outdoor living space and is priced from $799,000.
He also notes that, Historically, single-story designs defined both vernaculars, so they are well suited to Monterras single-story architecture. Both also respond to favorable climates, making them ideal for the PGA WEST setting and the indoor/outdoor lifestyle.
The Monterra homes will have four different floor plans on homesites ranging from 9,200 to 15,000 square feet that will enjoy spectacular views of the Santa Rosa Mountains. And most of the houses will be built on charming cul-de-sac streets.
In Residence 3B, theres a separation between the dining room and the great room, yet both spaces are accessible to the outdoor living room and fireplace. The home has 3,370 square feet with three bedrooms, 4.5 baths, and a casita, plus 341 square feet of covered outdoor living space and is priced from $825,000.
The homes layouts will vary from approximately 3,180 to 3,642 square feet of interior living space with three to four en-suite bedrooms and 4.5 baths. The outdoor living spaces will run from 341 to 629 square feet and include a sheltered area with a fireplace. Each home will also have a private pool and spa, as well as a two-car garage and golf cart storage.
Monterras interior spaces take cues from the beauty of their surroundings, with excellent view orientations, particularly for social spaces and master suites, says Cunningham. Indoor/outdoor access from multiple points in each plan and the private pool and spa for each home underscore a distinctive lifestyle statement.
Also of note are impressive vaulted ceilings for selected interior spaces and wood-burning fireplaces, both inside and as part of the inviting outdoor rooms, he adds.
The master bedroom in Residence 4B has a vestibule and dual wardrobes with dressing area. The 3,642 square-foot-home includes three bedrooms, 4.5 baths, and a casita. The covered outdoor living space is 576 square feet. This floor plan is priced from $985,000.
The homes will also be energy efficient with features such as dual-glazed windows with Low-E glass, dual-zoned air conditioning and gas forced hot air heating, fireplaces with energy-saving glass doors in the great rooms, and tankless water heaters with on-demand hot water systems.
As part of the PGA WEST community, Monterra residents will also have access to the communitys six golf courses, three clubhouses, tennis and pickleball courts, yoga, fitness and health facilities, and multiple dining options. Buyers can choose the membership type that best suits their lifestyle, with dues separate from their new home purchase, notes Cunningham.
