It’s easy to imagine stepping into your brand-new residence and experiencing that new home smell, but the path to get there might seem unclear. Don’t worry, we are here to guide you through every step of the process and equip you with the knowledge and tools to make your experience great. 1. Shopping

The first step is a basic yet very important factor to consider: where do you want to live? “Location, location, location” is a common saying in real estate for a reason. At WPG we pride ourselves on building in remarkable locations, whether it’s adjacent to entertainment and shopping or more secluded but near nature, trails, and scenic views. Consider what is important to you, being sure to take into account other factors such as school districts and commute times.
If one of our neighborhoods is in your preferred location then it’s time to start the research process. Our website includes a wealth of information about each neighborhood’s floorplans, homesites, community amenities, features, and more. Use the interactive floorplans to view room dimensions, place furniture, see structural options, and make comparisons. The interactive site plans will show you each homesite’s availability and dimensions. Check out the gallery of photos, videos, and virtual tours to get an idea of whether the homes fit your lifestyle. Start thinking about your wants and needs in your new home.
2. Pre-Approval

The next step is to get pre-approved to assess your financial ability to purchase a home. This is true even if you are planning to purchase a home with cash. We highly recommend getting pre-approved before finding your WPG dream home, not the other way around. This helps set realistic expectations and ensures a smoother home buying process.
WPG requires all buyers to get pre-approved by our preferred lender, US Bank. However, once you have been pre-approved with US Bank, you may choose whichever lender you wish, or pay with cash. Partnering with US Bank has its advantages, though. Homeowners who finance through US Bank will receive a lender incentive at close of escrow that can be applied to closing costs, design upgrades, interest rate buydowns, and more. US Bank's process is tailored to Woodbridge Pacific Group's requirements, reducing potential delays and facilitating a smooth process, which is especially advantageous in competitive real estate markets.
Getting pre-approved is very straightforward and requires just a handful of items. All that is needed is standard personal information along with two years of:
- Pay Stubs
- Bank Statements
- Income Tax Returns

3. Visit Us

After getting pre-approved you will have an idea of your budget for your new home. Take a look at our website and see if your preferred neighborhood is in your price range. If so, this would be a great time to view our model homes to get a feel for the dedication to details WPG puts into every home. You can visit our model homes during business hours or you can contact our team via phone, email, or text to schedule an appointment. Here are some things to think about before your visit:
- Which floorplans are your favorites?
- What are your must-haves?
- When are you looking to move? Are you looking for a home you can move into quickly, or do you want to build your home from the ground up and personalize everything inside?
Our sales counselors will be available on site to answer any questions you may have about availability, timing, features, and much more. Their job is to help you, not pressure you. Buying a home is a big decision that needs to be right for your needs, and our team is there to help guide you through the process.
4. Purchasing

Purchasing
You’ve visited our model homes and found a home that suits your lifestyle on a homesite that meets your needs. It’s time to take the next step and make that home yours. The first thing you’ll need to do is pay an earnest money deposit. This is a non-refundable deposit that shows you are committed to buying the home and contributes toward the total purchase price. The deposit amount varies by neighborhood.
The next step is to sign the purchase agreement for your home. Your sales counselor will prepare the agreement and send it to you for digital signature. The agreement and associated disclosures are lengthy, which can feel daunting, but rest assured your sales counselor is able to answer any questions that may arise as you read through it.
5. Design

Design
After you sign a contract, it’s time to personalize your new home to match your unique tastes and preferences. We will connect you with professional designers at our Design Center who will guide you through selecting various finishes in your home. These include but are not limited to:
- Countertops
- Backsplashes
- Cabinetry
- Flooring
- Appliances
- Hardware
WPG provides various standard options, allowing you to make a few personalization choices at no cost. However, upgrading your finishes and features will require additional funds. It’s important to note that the cost for any upgrades can be rolled into the mortgage on your home, assuming you are purchasing with a loan and keeping the price within your qualification limits. A cash deposit will be required for any upgrades.
The amount of personalization you can make to your new home depends on the construction status of the house. If you enter into contract before we break ground on the home, you’ll have the opportunity to choose nearly everything, including even structural options that completely change the layout or add new rooms to the home. Alternatively, if you enter into contract after we have begun construction, you can only make selections for any remaining features that haven’t been finalized yet. If you are purchasing a move-in ready home you will not be able to make any selections, but don’t worry; our team of talented designers ensures every home we build has outstanding finish selections.
We find it best if you come into your design center appointment with an idea of your aesthetic. You can even create a Pinterest board with your favorite looks to show your designer. If you’re not sure where to start for inspiration, feel free to take a look at our model homes or browse our website, which has a wealth of photography, videos, and virtual tours. During the appointment, you will be making decisions that will stick with you for a while, so we recommend only the decision-makers in the room. Also, note that the selection process can take several hours, so you will not want children in attendance.

6. Construction

Construction
Sit back and relax as your brand-new home comes to life. Our experienced project managers and superintendents will oversee the construction of your home from foundation to finish, ensuring every aspect of the home is built to our standards. The WPG team will keep you updated on the estimated completion date of your home. You can make an appointment with your superintendent to view your home while it’s under construction if you ever want to check in on its progress. We’ll even provide the hard hat.
7. Closing

The finish line is in sight. When your house is nearly completed it will be time to get the final details buttoned up. If you are purchasing your home with a loan, you will be asked to provide updated financial documents.
Our team will reach out to you to schedule a New Home Orientation. During this appointment, we will walk you through your home and demonstrate all of its features and functionalities as well as answer any questions you might have. No need to take notes during this meeting, you will also receive a Welcome Home packet you can refer to later that details everything our team will go over with you.
Lastly, you will sign your final documents as well as transfer necessary funds for the purchase. These costs include loan origination fees, recording fees, and taxes. Once we receive confirmation that escrow has closed, you will receive the keys to your brand-new home and you can move in.
8. Customer Care

Customer Care
All WPG homes include a 10-Year Limited Warranty that covers major structures, electrical, plumbing, hardscape, and much more. Your home is a large and complex product, so we established an incredibly comprehensive Customer Service Program to bring you peace of mind and help ensure your home stays in pristine condition. Our Customer Service department is responsible for administering your Customer Service Program during the warranty period.
